TN Real Estate License Information

At Summit School of Real Estate, we can help you earn your Tennessee real estate license. Take real estate classes that will help you start your career by preparing you for the real estate license exam. We can also assist licensed real estate agents in the pursuit of a Broker license or by further developing their skills by earning Continuing Education credits.



  • At least 18 years old.

  • A resident of Tennessee for at least 45 days prior to obtaining the license.

  • High school graduate or hold a GED.

  • Complete 60-Hour Basic Principles of Real Estate Course before sitting for the exam.

  • Pass state exam by scoring at least a 70%.

  • Complete 30-Hour New Affiliates Course before applying for licensure.

  • Within 6 months of passing the state exam pay $90 licensing fee, have sponsoring broker sign license application, and send proof of E&O Insurance.

  • Must have an active license that meets one of the following criteria:

    • 24 months actively licensed, if licensed as an affiliate broker on or before May 12, 1988.

    • 36 months actively licensed, if licensed as an affiliate broker after May 12, 1988.

    • 24 months actively licensed, if the candidate has a baccalaureate degree with a major in real estate.

  • 120 hours of continuing education credits. (30 of the 120 CE hours must be a real estate Broker license class taken at a school approved by TREC.

Complete 16 hours of state-approved courses every 2 years. These courses must include 6 hours of mandatory 'Core' courses. The other 10 hours are elective courses.

We understand that for some students, attending 60 hours of real estate education classes during the day or evening is just not possible. Therefore we have developed a distance learning presentation for students who would prefer to learn at home.

This 60-hour course fulfills the State of Tennessee's pre-licensing course requirement. Once you complete this course, you are eligible to sit for the state real estate exam. This comprehensive course covers the basic fundamentals of the real estate business.
